Why does grout get so dark?

Grout is porous, so dirt sits below the surface where a mop cannot reach it. The mop moves soil across the floor and the grout lines drink it, which is why a floor that gets mopped every week still ends up with dark lines.

Store-bought cleaners and hours on your hands and knees rarely bring grout back for the same reason. Reaching it takes pressure, heat and extraction, not more scrubbing.

Why is this a restoration and not just a cleaning?

Because cleaning on its own will not make a floor look new again. For a complete, long-lasting result the floor has to be cleaned, restored and sealed, and skipping the last two steps is why floors go back to looking dirty within months.

What does color sealing add?

A premium color sealer brings the grout lines back to an even, brand-new color and then completely prevents penetration into them, so they keep looking new for years rather than staining again with the next spill.

You can keep your existing grout color or change it. If you have new cabinets or a new island we can match the grout to them.

Which surfaces can you work on?

Grout lines and tile of every common kind: porcelain, ceramic, all natural stones, plank flooring, shower walls and shower bases. We also recaulk around edges, cabinets and saddles, which is what lets us fine tune the job rather than leaving hard edges untouched.

For general hard surface cleaning we also work on vinyl, wood, concrete, cork, linoleum and laminate.

Can you give me a price over the phone?

No, and that is deliberate. Tile pricing depends on the condition of the floor and the labor the floor actually needs, so a number given blind is a number that changes later.

What we will do instead is a free phone consultation, a live demo, or a free in-person estimate, whichever you prefer. You get the real price before anything is scheduled.

   Tile and grout are chemically treated, then machine scrubbed to loosen dirt embedded deep in the lines.

   High-powered extraction

   A truck-mounted system steam cleans at 240 degrees and 1,000 PSI, extracting dirt, grime and soil from deep within the surface rather than leaving it on the floor.

   Grout repair

   All missing grout is repaired as needed to restore a seamless appearance, and edges, cabinets and saddles are recaulked.

   Premium color seal

   A premium color sealer restores the grout lines to a brand-new appearance and protects them, with color options guided by the technician on site.
