Wood Floor Cleaning and Sealing

Deep cleaning and re-coating for hardwood that has gone dull, without the dust and disruption of a full sanding.

Hardwood floor after cleaning and re-coating

Does my floor need sanding?

Most hardwood that looks worn is not worn through. It is a finish carrying years of residue from cleaning products, foot traffic and old wax, and it will come back a long way with a proper deep clean and a fresh coat. We clean the floor down to the finish, address wax build-up where it exists, and seal.

It is a fraction of the disruption of a sand-and-refinish and it buys real years. Where a floor genuinely does need sanding, we will say so rather than sell you a coat that will not hold.

Why not sand every time?

Most wood floors can only be sanded around three times in their whole life, so deep sanding should always be the last resort. About 90% of the time a floor only needs a strip and recoat: we remove the old polyurethane, reseal the wood and apply two to three fresh coats, leaving the wood itself untouched.

When is sanding the right call?

Water damage, deep scratches, stains or a color change can mean sanding into the wood. In that case it is a multi-step sanding process from aggressive to fine grits to smooth out the imperfections, then the wood is sealed and given two to three coats of polyurethane. Every job starts with a free evaluation of the floor so you only pay for what it actually needs.

Why choose us for wood floor cleaning and sealing?

  • Deep cleaning and re-coating for floors that are dull rather than damaged
  • Old wax build-up removed rather than sealed underneath
  • Far less dust and disruption than a full sand-and-refinish
  • Straight answer when a floor actually does need sanding
